We understand that each sale is unique, and requires a bespoke marketing campaign and approach to suit the specific property. This could include help with staging before launching or approaching our contacts for an off-market sale. For this reason, we only take on a limited number of properties at a time, so we can provide the focused and dedicated service the sale deserves, be that on a sole agency instruction, or sometimes on a joint sole agency basis, working together with the jointly instructed agent to ensure the best results are achieved for our clients.

LETTINGS

With years of experience renting properties on behalf of landlords we know each rental is different, and we can help clients with a pre-marketing process. This could include advice on how to bring the property up to rental standards and comply with legal requirements, and whether to market it on an unfurnished or furnished basis and help arrange quotes for furniture packages if required. We have two types of rental instructions:

Let Only: where we will find a tenant and arrange the tenancy for the Landlord

Let and Managed service: where we will arrange the tenancy and manage the property on behalf of the landlord during the tenancy (please see management for further details)

London and Surrey Property Lettings / Rentals

ACQUISITIONS & ADVISORY

We offer consultancy for both sales and lettings searches, where we act on behalf of the buyer or tenant. Clients have appreciated our ability to source the sometimes ‘impossible’ (generally off-market) and subsequently negotiate the best terms for them. Following a purchase, clients often request our assistance with refurbishment and redecoration works, both for owner occupier or rental investment properties. With years of working within the often strict parameters of the block management and council criteria, we can assist in the smooth running of these projects.

EXPERT PARTNERS

Sometimes another expert is needed to help the process. Charlotte has several contacts with interior designers, surveyors, solicitors, removal companies, AV specialists and contractors, with whom we have long standing relationships, and who can help with the smooth running of property transactions and management, as well as proposing potential improvements to keep a property up to date for potential buyers and tenants.

PROPERTY MANAGEMENT

We offer two types of property management:

 

  1. Rental Property Management: when we manage a property on behalf of a landlord whilst the property is tenanted or when it is vacant whilst looking for a tenant. This includes six monthly property checks during the tenancy, with at least 24 hours’ notice and approval from the tenants, key holding (if requested), liaising with contractors as and when required and ensuring/ assisting the smooth running of the tenancy.

  2. Personal Property Management: when you are not based in London fulltime and would like us to manage the property whether you are an owner occupier or tenant, including arranging regular checks, cleaning services, stocking the fridge before arrival, emptying the fridge after departure and checking any post as and when required, to ensure any bills or notices are not missed.
